Building Planning
Before any design work starts, we survey the site ourselves — measurements, utilities, structural constraints — instead of designing around assumptions or an old floor plan that may not match reality anymore. This step alone prevents most of the expensive surprises that show up mid-construction.
You get: A measured site survey · A space plan showing how every zone will be used · Utility and MEP coordination drawings

Interior Space Design
We choose materials and furniture based on how they’ll look after six months of daily use, not just on delivery day. If a finish looks great but scratches easily in a high-traffic office, we’ll tell you before you buy it, not after.
You get: 3D visuals of the finished space before construction starts · A materials list with reasoning for each choice · Lighting and furniture layout

Renovation & Remodeling
Most renovations happen in a space that’s still partially in use — a home you’re still living in, an office you can’t fully shut down. We plan construction in phases specifically to work around that, instead of assuming you can vacate the whole space for weeks.
You get: A phased construction schedule · Structural and finish upgrades · Coordination that minimizes disruption to daily use

Free Consultation
This is a real site visit, not a sales call disguised as one. If your budget and your goals don’t match, we’ll say so upfront rather than stringing you along toward a design fee.
You get: An in-person site visit · Honest budget guidance, including if something isn’t worth doing yet · An initial concept discussion, no cost
